“You” means the lead person making a booking through us. No 3rd party bookings
When you make a booking through us you are confirming that you and everyone on your booking understands, agrees and accepts these terms and conditions. Please read them carefully.
Bookings cannot be accepted from persons under 18 years of age.
Payment in full at time of booking, please contact us for BACS details. Your booking is not secured until payment has been received.
In the event of cancellation within 7 days of the first day of your stay, 25% of total booking cost will be retained. If we are able to fill the vacancy then we will refund you in total.
We recommend that you have holiday insurance for all travel.
The contract to occupy the property is made on the basis that the property is to be occupied by you for a holiday (as mentioned in the Housing Act 1988 Schedule 1 paragraph 9 or similar legislation in other jurisdictions).
When making a booking, you acknowledge on behalf of all visitors that the tenancy granted by these terms and conditions is not an assured tenancy and that no statutory periodic tenancy will arise when it ends.
We accept no responsibility for personal injury to, or death of, you or anyone you invite to the Property, or loss of or consequential loss or damage to their property, vehicles or for other matters over which we have no control.
Dogs must be under strict control at all times during your visit and are not to be left alone at the property at any time. We have horses on site, so respectfully request that you keep your dogs on a lead at all times when outside.
The cottage is strictly non smoking and non vaping inside (doing so will activate alarms) so please use the outside areas provided.
As onsite owners, we will be available to welcome you in. If you require early arrival or late departure, please contact us, we will do our best to accommodate you.
Please do not bring guests other than the maximum number booked as this invalidates our insurance.
You will have exclusive access to Bramble Cottage for the duration of your holiday (you will allow us access to the Property if reasonably required). However, we will not be responsible, nor liable to you for any events outside our reasonable control, such as the breakdown of domestic appliances, plumbing, wiring, temporary invasion of pests, damage resulting from exceptional weather conditions or other unforeseeable circumstances.
Electric vehicle charging available on our OHME 7kWh charger by prior arrangement and subject to standard rates. We reserve the right to refuse to allow electric vehicles to be charged if we do not believe that it is suitable or safe to do so. No "granny" or any other chargers to be used.
Please enjoy the seating area at the back of the cottage, but do not explore the wider grounds or stables for your own safety.
Please ensure all appliances are off and shut all windows and doors before handing the keys back to us. and let us know of any breakages or damage.
